Caledon STR Regulations (Spring 2026)

New licensing program launching soon

Caledon is implementing comprehensive short-term rental regulations under their Residential Rental Housing Licensing By-law. The STR licensing program (Class C3) is expected to launch in Spring 2026. Here's what you need to know.

300 License Cap

Caledon is proposing a cap of 300 short-term rental licenses town-wide. This is one of the strictest limits in the GTA. Once 300 licenses are issued, new applicants will need to wait until a license becomes available. Early registration is crucial to secure your spot.

28-Day STR Definition

Short-term rental is defined as rentals of 28 consecutive days or less. Rentals of 29+ days are considered mid-term/long-term and are not subject to STR regulations.

License Fee: $500/Year

The proposed annual license fee is $500, with an introductory rate of $250 during the first 60 days. Fire inspection fees of ~$233.55 also apply.

Principal Residence Required

Like Toronto, Mississauga, and Brampton, Caledon requires STRs to be your principal residence. Investment properties cannot be used for short-term rentals.

180-Night Annual Limit

Entire-home rentals are limited to 180 nights per calendar year. Room rentals while you're home may have different provisions.

Fire Safety Inspection

Properties must pass a fire safety inspection before licensing. Working smoke and CO alarms, fire extinguishers, and emergency procedures are required.

Host Compliance Monitoring

Caledon has contracted Granicus Host Compliance to monitor Airbnb, VRBO, and other platforms for unlicensed listings. Enforcement will be active from launch.

Demerit Point System

Similar to other Peel Region cities, Caledon will use a demerit point system. Accumulating points from violations can lead to license suspension or revocation.
