License Required

All STR operators must obtain a license from the City. Your license number must be displayed prominently in every listing and advertisement. Licenses are valid for one year and must be renewed annually.

Principal Residence Only

You can only operate an STR at your principal residence, where you ordinarily reside, pay bills, and receive mail. Only one principal residence is permitted per operator, and corporations cannot hold operator licenses.

$1 Million Insurance

Operators must maintain homeowners, condo, or renters insurance that includes STR coverage with minimum $1,000,000 liability per occurrence. The policy must include a clause notifying the City 30 days before cancellation.

Criminal Record Check

Your license application requires an original criminal record check (or certification that none exists). Convictions within the past 5 years may result in license denial.

Guest Limits & Information

Maximum guest occupancy must be displayed in listings. You're required to provide guests with an information package including emergency contacts, house rules, and local bylaws.

Fire Safety Requirements

A fire escape plan must be submitted with your application and posted on all floors. Working smoke alarms and CO detectors are required per Fire Code standards.

Record Keeping

Operators must maintain records of all bookings for 3 years including: number of nights rented, nightly rates, and total prices charged. Records must be provided to the City within 30 days upon request.

Mid-Term Alternative

Rentals of 28+ consecutive days are exempt from STR regulations. This is an excellent option for investment properties near McMaster University or Hamilton Health Sciences. Neighboring Kitchener offers similar mid-term opportunities.
