Looks like we might not be the right fit

Based on what you shared, your property does not match the type of space we manage. Here is the honest version of why, plus everything you need to either run it yourself or come back to us if your situation changes.

Two reasons we may not be a fit

Not a fit

You are renting out a private room or basement unit

Nurture only manages non-shared, full unit spaces (whole condos, whole houses, whole townhouses). We do not manage individual rooms, basement units, or any shared space where the host or another tenant lives in the same building.

This is a hard line for us. Room and basement hosting works for many people, but our 18% full-service model is built around full unit turnovers, professional cleaning between every stay, and guest screening that assumes a private space. It does not translate cleanly to shared situations.

Maybe a fit

Your building does not allow short-term rentals

We only work with buildings that allow either short-term rentals (under 28 nights) or mid-term rentals (28+ nights). Many Toronto and GTA condos prohibit STR but explicitly permit leases of 30 days or longer in their declaration.

Mid term rentals are also exempt from most municipal STR bylaws in Ontario, which is why this is often the legal path for investment properties.

How to re-qualify: pull your condo declaration or status certificate and look for the minimum stay clause. If it permits stays of 30+ days, we can probably still help you. If your building blocks both, we are not a fit and the resources below are still worth a read.
