We pulled every short-term rental registration from the City of Toronto and mapped them by neighborhood. If you’re thinking about starting an Airbnb in Toronto, this data tells you exactly where the action is.
The Numbers
Toronto has 7,422 registered short-term rentals across all property types. Of those, 3,001 are condos spread across 435 buildings. But the distribution is wildly uneven. One ward has more registrations than all other wards combined.

What This Means for Hosts
Spadina-Fort York dominates. This ward covers CityPlace, Fort York, the Harbourfront, and parts of King West and Liberty Village. It has 1,830 condo STR registrations, which is more than every other ward combined. The CityPlace neighborhood alone has over 560 registrations.
Why? High density condo towers, proximity to the CN Tower and Rogers Centre, walking distance to the Entertainment District, and relatively STR-friendly condo boards. Guests love the location and hosts benefit from consistent demand.
Toronto Centre is a distant second with 524 registrations. This includes the Jarvis Street corridor (251 Jarvis alone has 196 registrations), Bay Street condos, and the Church-Wellesley Village.
University-Rosedale is the luxury play. Only 230 registrations but some of the highest nightly rates in the city. 155 Yorkville Ave has 94 registrations. If you own in Yorkville, your property is competing with fewer listings but at premium prices.
The suburbs are underrepresented. Scarborough, North York, and Etobicoke combined have fewer registrations than Yorkville alone. This could mean less competition for suburban hosts who price correctly and market to families and longer-stay guests.
Where Should You Host?
The “best” neighborhood depends on your property and goals:
For maximum revenue: Downtown core (Spadina-Fort York). Highest nightly rates, highest occupancy, strongest demand from tourists and business travelers. But also the most competition.
For luxury nightly rates: Yorkville and University-Rosedale. Fewer listings means less competition, but guests expect premium quality.
For less competition: Etobicoke, North York, Scarborough. Lower nightly rates but also far fewer competing listings. Good for families, longer stays, and airport-adjacent rentals.
For mid-term rentals: Any neighborhood works. Since 30+ day rentals are exempt from Toronto’s STR bylaws, you can operate an investment property anywhere without the principal residence requirement.
