Calgary Short-Term Rental Rules

The rules that shape how we set up and run a Calgary unit, quoted from Business Licence Bylaw 32M98

Business licence, two categories

Every short-term rental needs a City of Calgary business licence, issued as either a primary residence or a non-primary residence licence, and the licence number must appear in every advertisement (ยง 58.1(7), $1,000 fine on conviction). We put the number on every listing and keep it there.

"'Primary Residence' means the usual dwelling unit, including any suite thereof, where an individual lives, makes their home and conducts their daily affairs."Calgary Business Licence Bylaw 32M98 ยง 58.1(3.1)(a)

Investment properties allowed, with one condition

Non-primary residence licences make investment properties legal short-term rentals. The only brake is the housing market:

"No Non-Primary Residence Short Term Rental licence shall be issued if the Purpose-Built Rental Market vacancy rate in Calgary, as shown in the annual Canada Mortgage and Housing Corporation Rental Market Report, is less than 2.5%."Calgary Business Licence Bylaw 32M98 ยง 58.1(3.2)

Existing licences renew regardless. We watch the CMHC report so you are never caught by a pause.

Fire safety and occupancy

Guest rooms need an egress window (ยง 58.1(4), apartment style buildings excepted), a fire safety plan goes in with the application, and the Fire Department may inspect annually. Occupancy is capped:

"A Short Term Rental licensee must not allow more than two guests, not including minors under the age of 12, per room."Calgary Business Licence Bylaw 32M98 ยง 58.1(5)

No overlapping bookings from separate parties in one unit (ยง 58.1(6)). We set listing capacity and minimum stays to match.

Alberta tourism levy: 6%

The provincial tourism levy applies to short-term stays, including cleaning and booking fees. Alberta raised it from 4% to 6% effective April 1, 2026, and stays continuously occupied by the same guest for 28 days or more are exempt. On Airbnb and VRBO the platform collects it at checkout; we make sure direct bookings are registered and remitted too.

What Calgary owners and investors ask us most

Do I need a licence to Airbnb in Calgary?

Yes, a City of Calgary business licence for a short-term rental. There are two categories, primary residence and non-primary residence, and the licence number has to appear in every advertisement for the unit. The City does not publish a fixed host fee on its short-term rental pages, so confirm the current amount with Calgary Licensing when you apply. Can I Airbnb an investment property in Calgary?

Yes. Unlike Toronto, Mississauga and most GTA cities, Calgary issues non-primary residence licences, so a rental condo or second home qualifies. The one condition in the bylaw is the vacancy rate: if Calgary's purpose-built rental vacancy rate in the annual CMHC report falls below 2.5%, the City pauses new non-primary licences. Existing licences can still renew.

Is there a night limit in Calgary?

No annual cap. The bylaw defines a short-term rental as a stay of up to 180 consecutive days, which is the maximum length of a single booking, not a yearly limit. You can host every night of the year on a valid licence.

How does the Alberta tourism levy work for Airbnb?

Alberta charges a tourism levy on short-term accommodation, including cleaning and booking fees. The rate rose from 4% to 6% on April 1, 2026 for stays booked after March 31, 2026. Stays continuously occupied by the same guest for 28 days or more are exempt. Since October 2024, hosts and online marketplaces that collect payment must register and remit; on Airbnb and VRBO the platform collects it at checkout.

How much can a Calgary Airbnb earn during Stampede?

Properties near Stampede Park can command three to four times their normal nightly rate during the ten day event each July, and the whole city fills. We raise rates months ahead, set longer minimum stays for the peak nights, and release single nights only as the calendar fills, so the property earns the premium without sitting empty either side of it.

What are the fire safety rules for a Calgary short-term rental?

Every room guests sleep in needs a window that provides egress to the outside, with an exception for apartment style buildings covered by the Fire Code. You submit a fire safety plan with your application showing exits, smoke and carbon monoxide alarms and extinguishers, and the Calgary Fire Department may inspect annually. No more than two guests per room, not counting children under 12, and no overlapping bookings from separate parties.

My condo board has rules. Does the City licence override them?

No. Since April 1, 2025 the City no longer asks for condo board consent with the application, but your condo's bylaws still apply. If the corporation prohibits short-term rentals, a City licence does not change that. Check the condo documents before you apply.
