Mont-Tremblant Short-Term Rental Rules

What Tremblant property owners need to know

CITQ Registration Required

Quebec requires all properties rented for 31 days or less to register with the CITQ. Registration costs $156/year for investment properties, $54/year for primary residences. We guide you through the entire process.

No Principal Residence Rule

Unlike Toronto, Mississauga, and most Ontario cities, Quebec does not require STRs to be your principal residence. Investment properties can operate legally in authorized zones.

Zoning Restrictions

Mont-Tremblant uses zoning to control where STRs operate. Most authorized zones are near the resort station, the pedestrian village, and lakefront areas. Your property must receive a Municipal Compliance Notice before listing.

3.5% Quebec Lodging Tax

Quebec charges a 3.5% lodging tax on all short-term accommodations. Airbnb collects this automatically. You also need $2,000,000 in civil liability insurance to register.

The Dual-Season Advantage

Most Ontario STR markets have one peak season. Tremblant has two. Winter ski season (December through March) brings skiers and snowboarders willing to pay premium nightly rates, especially during Christmas week and March break. Then summer rolls in with golf, hiking, mountain biking, and major events that keep your calendar full.

IRONMAN 70.3 Mont-Tremblant (June 21), the Blues Festival (July 8 to 12), and BLOOMAFEST (May 8 to 9) create booking spikes that savvy hosts plan around. Our dynamic pricing adjusts rates automatically for every event and season shift.

Frequently Asked Questions

Mont-Tremblant Airbnb management questions, answered

Does Nurture actually manage properties in Mont-Tremblant?

Yes. We manage a property at 633 Chemin des Skieurs in Mont-Tremblant. We're one of the few GTA-based property managers that also covers Tremblant, giving Ontario owners a single manager for properties in both provinces.

What management fee does Nurture charge for Mont-Tremblant?

Our standard rate is 18% of booking revenue. No startup costs, no hidden fees, and no markup on supplies. You only pay when you earn.

Do I need CITQ registration to Airbnb in Mont-Tremblant?

Yes. Quebec requires all properties rented for 31 days or less to register with the CITQ (Corporation de l'industrie touristique du Québec). We guide you through the entire process, from the Municipal Compliance Notice to the online application.

Can I Airbnb an investment property in Mont-Tremblant?

Unlike most Ontario cities, Quebec does not have a principal residence requirement. Mont-Tremblant uses zoning to control STRs. If your property is in an authorized zone (mainly around the resort and village), you can operate legally as an investment property.

What are the peak seasons for Tremblant rentals?

Winter ski season (December through March) is the primary peak, with Christmas and March break commanding the highest rates. Summer (June through September) is a strong secondary peak driven by golf, hiking, IRONMAN, and festivals like the Blues Festival.

How much can a Tremblant chalet earn on Airbnb?

Earnings vary widely by location and property type. Ski-in/ski-out chalets can gross $5,000 to $12,000 per month during peak season. Village area condos typically earn $3,500 to $7,000. Year-round, a well-managed property can gross $50,000 to $100,000+ annually.

How do you handle cleaning and turnovers in Tremblant?

We coordinate with local cleaning teams based in the Tremblant area. Our cleaners know ski chalet turnovers inside and out: boot rooms, hot tubs, fireplaces, and all the extras that winter guests expect.

What about Quebec's lodging tax?

Quebec charges a 3.5% lodging tax (taxe sur l'hébergement). Airbnb collects and remits this automatically for platform bookings. For direct bookings, the tax must be collected and remitted to Revenu Québec separately.

Do you handle bilingual guest communication?

Absolutely. Quebec law requires French availability, and many Tremblant guests are francophone. Our team handles guest communication in both English and French.

What if my property is in Lac-Tremblant-Nord instead of Mont-Tremblant?

Important distinction: Lac-Tremblant-Nord is a separate municipality that only allows rentals of 31+ consecutive days, effectively banning traditional Airbnb. Always confirm which municipality your property falls under before listing.
