These 20 buildings account for 1,806 registrations, which is 60% of all condo STRs in Toronto concentrated in just 20 addresses.
What the Numbers Tell Us
CityPlace dominates. Seven of the top 20 buildings are in the CityPlace and Fort York area (21 Iceboat Ter, 151 Dan Leckie Way, 215/209/219/231 Fort York Blvd). This pocket of Toronto has more STR registrations than most Canadian cities.
The ICE Condos (12 and 14 York St) are massive. Combined, 12 York and 14 York have 281 registrations. Their location at York and Bremner, steps from Union Station and the waterfront, makes them a top choice for guests.
Yorkville plays a different game. 155 Yorkville Ave (Four Seasons Residences) has 94 registrations. Fewer than the downtown towers, but Yorkville units command significantly higher nightly rates. Luxury condos earn more per booking with less competition.
251 Jarvis St is the wildcard. With 196 registrations, it is the second most registered building in Toronto. Located at Jarvis and Dundas, this is not typically considered a premium area, but the high registration count suggests strong demand and a very STR-friendly condo board.
What This Means If You Own in These Buildings
If your condo is on this list, you already know the building tolerates short-term rentals. The question is whether you are earning what you should be.
The average Toronto Airbnb host earns $3,667/month. The top 10% earn $5,657+/month. In these top 20 buildings, with their proven locations and high guest demand, there is no reason to be average. Professional management with dynamic pricing, Superhost status, and optimized listings consistently pushes hosts into the top tier.
The difference is real: a self-managed listing at 300 Front with flat pricing might earn $3,000/month. The same unit with daily pricing adjustments, professional photos, and sub-10-minute response times earns $5,000+. That is $24,000 more per year on the same property.
